Specialized Freight Carrier signed a lease deal at Weston Commerce Park, a Class A warehouse owned by EastGroup Properties. The tenant – a third-party carrier for 3PL that specializes in delivering goods between Florida and the northeast United States – will occupy the entirety of the 134,400-square-foot building located at 1951 N. Commerce Pkwy.
Negotiations on behalf of the landlord were led by Cushman & Wakefield’s South Florida Industrial Team – which included Chris Metzger, Rick Etner Jr., Christopher Thomson, and Matthew G. McAllister – while Specialized Freight was represented by Synergy Industrial. The tenant already took possession of the property in early May.
“The Weston industrial market is very desirable, with quick access to Interstate 75, executive housing, and a large labor base. It is also one of the most attractive industrial areas in the Southeast region,” declared Metzger, Executive Managing Director at Cushman & Wakefield.
Located along a major East and West thoroughfare in Broward County and about 17 miles west of Downtown Fort Lauderdale, the property is ideally positioned to service more than 6.5 million South Florida residents within a 90-minute drive.
Built in 1998, the Weston Commerce Park features a 30-foot clear ceiling height, an ESFR sprinkler system, and dock high and drive-in loading. EastGroup acquired the property in 2016 from Opus Group in a $14.3-million transaction.
The South Florida industrial market has witnessed significant growth since the pandemic, with companies moving into the area and generating increased demand for warehouse and distribution space.
