Real estate investment firm Lingerfelt recently announced the signing of a major lease at its Ruffin Mill Distribution Center in the suburban Richmond, Va., submarket of Colonial Heights.
In what is reportedly one of the market’s largest leases this year, Lingerfelt inked a deal with information management provider Vital Records Control (VRC) to occupy more than 230,000 square feet of industrial space across two buildings of the business park. VRC joins a roster of 11 diversified tenants and brings occupancy at the industrial campus to 100%.

Buildings A and C, where VRC leased the space, are located at 1944 and 1998 Ruffin Mill Road in Colonial Heights, Va., in the highly sought-after Walthall/Ruffin Mill submarket in Chesterfield County. Lingerfelt acquired the three-building property in a portfolio deal in March 2023. The deal also included Northlake Distribution Center — a 293,000-square-foot logistics facility located north of Richmond in Ashland, Va., along the I-95 North distribution corridor. Immediately after the acquisition, Lingerfelt embarked on renovation work that included full roof replacements, asphalt replacements, building painting, LED retrofits and more.
“VRC is excited to expand and extend our relationship with Lingerfelt at the Ruffin Mill location,” said Danny Palo, CEO at VRC. “This will allow VRC to expand both its physical and digital storage service offerings throughout the region.”
The Ruffin Mill Distribution Center offers convenient access to Richmond International Airport. What’s more, the industrial campus is within easy reach of several interstate thoroughfares that connect the business park to Richmond and Norfolk, as well as major metros in the wider region, such as Washington, D.C.; Baltimore; and the Northeast Corridor to the north, as well as the Research Triangle tech hubs in North Carolina to the south.
Building A was delivered in 1999 and encompasses nearly 296,000 square feet of class A suburban industrial space in Richmond, Va.
Building C was completed in 2000 and underwent some renovation work earlier this year. The multi-tenant warehouse and distribution facility incorporates 262,000 square feet of class A industrial space and features clear height of up to 32’.
