Life sciences campus operator and developer Alexandria Real Estate Equities, Inc. recently announced the addition of a new tenant at its Alexandria Center® for Life Science – San Carlos mega campus. The addition to the roster is biotechnology innovation company Vaxcyte, Inc., which signed a 10-year lease for nearly the entirety of Building 1.
Located at 825 Industrial Road, the property incorporates 280,000 square feet of research and development office space in San Carlos, Calif., across six stories, of which the Vaxcyte lease includes nearly 260,000 rentable square feet. The company has been an anchor tenant at the campus since it opened in 2021. The recently signed lease includes an extension of the lease term for its existing space, as well as new space.
Proposed for LEED Gold certification, the building includes an on-site conference room, fitness center, and a multi-level parking structure that’s shared with The Alexandria District – Building 2 at 835 Industrial Road.

As of September 30, 2024, the Alexandria Center for Life Science – San Carlos had nearly 740,000 rentable square feet in operation, which was 97.4% occupied.
