PrimeSource Signs Last-Mile Logistics Lease in Hudson Valley, NY

Real estate agency Resource Realty recently announced that it had arranged a new lease at Brookfield Properties’ Maybrook Logistics Center — a newly developed, Class A industrial property in the Hudson Valley, N.Y., market.

Resource Realty principals Tom Consiglio and Scott Peck represented the property owner, while Frank Puskarich and Art Ross of Newmark worked on behalf of the tenants in the long-term lease agreement. The Resource Realty team had reportedly also brokered the land acquisition to develop the warehouse on a speculative basis.

The tenant — specialty branded building products company PrimeSource Building Products — has leased the nearly 312,600-square-foot property as the single occupying tenant.

Built on a 40-acre lot at 134 Neelytown Rd., in Montgomery, N.Y., the Maybrook Logistics Center was designed to meet LEED certification requirements. It also features modern, industry-standard amenities, including 36’ ceiling heights, 74 loading doors, two drive-in doors, parking for 98 cars and 129 trailer spaces.

The tenant company supplies residential and commercial construction retailers with various products for nearly every phase of construction and will be well-served by this location to reach its New York, New Jersey, Connecticut, and Pennsylvania clients.

“Thanks to immediate interstate access and institutional ownership, this new-construction, industrial property presented a national-footprint tenant like PrimeSource with significant occupancy cost savings compared to similar Class A properties in nearby submarkets,” Consiglio said. “Orange County, N.Y, is a popular suburban enclave with an extensive transit network and a strong, educated workforce that will sustain PrimeSource’s growth and talent pipeline well into the future.”

Located less than one mile from Interstate 84 and roughly 10 minutes from where the highway converges with Interstate 87, the property offers seamless connection with the metropolitan New York City and northern New Jersey markets.

Notably, additional infrastructure advantages in the vicinity include Stewart International Airport, Interstate 287, the New Jersey Turnpike, Port Newark, and the LaGuardia and JFK airports.

PrimeSource will also be located within close proximity of leading names in various industries as neighbors include Medline, Staples, Mondelez International, Amazon, Amerisource Bergen, FedEx, Cardinal Health, McKesson, UNFI, and XPO Logistics.
