New York City-based real estate firm ABS Partners Real Estate recently announced six new leases signed in Midtown South. The area — which features boutique, well-maintained buildings with full-floor and pre-built suites — has been in demand for years, and ABS Partners isn’t seeing any signs of slowing down.
The specialized duo of Ronald Zimmerman and Ian Weiss of ABS Partners Real Estate has micro-market expertise in Midtown South office space and recently closed the following deals across five exclusive ABS Partners buildings:
- The ninth floor at 260 Fifth Ave. was leased to Boom Shakalaka, the digital media and gaming company. The space is 5,500 square feet and had an asking rent of $58 per square foot. Ian Weiss and Ronnie Zimmerman represented Boom Shakalaka. The building owner was represented by Michael Heaner at Kaufman.
- Unifor leased the eighth floor at 152 Madison Ave. The 5,000-square-foot space is one of two that are available in this building, which is ideal for professional services like accountants and attorneys. Ronnie Zimmerman and Ian Weiss represented Heskells, the landlord, while Unifor was represented by Newmark Knight Frank. The asking rent was $59 per square foot.
- MindGym subleased 5,000 square feet to Epsilon Holdings Ltd. at 9 E. 37th St. The former is moving to a larger space at 475 Park Ave. S. and was represented by Ronnie Zimmerman and Ian Weiss, while Vestian’s Brian Wilson and Joe McLaughlin represented Epsilon. The asking rent was $55 per square foot.
- Also at 9 E. 37th St., Colorado-based Continuum Media leased 5,000 square feet, comprising the entire third floor, and one of two move-in ready spaces. Alex Leopold of Newmark Knight Frank represented the tenant, while Ronnie Zimmerman and Ian Weiss represented the Landlord. The asking rent was $49 per square foot.
- Kenneth Jay Lane Jewelers leased 5,200 square feet — the entire ninth floor — at 19 W. 36th St. The building is expected to go through some capital improvements, including a new lobby and upgrades to the mechanical systems. Ronnie Zimmerman and Ian Weiss represented the building owner, while Boom Town Realty represented the tenant. The asking rent was $44 per square foot.
- Site Safety signed a 10-year lease for 4,200 square feet at 49 W. 38th St. Savills represented the tenant, and Ronnie Zimmerman and Ian Weiss represented the landlord. A white-boxed space is also still available in the building. The asking was $46 per square foot.
Midtown will likely maintain its popularity throughout the pandemic, and landlords who can provide well-built space that can be quickly modified will prosper. Clearly, this is a high-value neighborhood that is continuing to add more value as occupancy increases.
