Anchin Inks Deal for 46,000 Square Feet in Times Square

Accounting advisory firm Anchin inked a 10-year deal that will enable it to move its headquarters from its current location at 1375 Broadway to 3 Times Square by the end of next year. The company will occupy the entire 25th floor, as well as parts of the 24th floor, in the 30-story Midtown office building for a total footprint of 46,000 square feet.

Colliers’ Michael Cohen, Andrew Roos, Jessica Verdi and Mac Roos represented the tenant throughout the negotiations. The owner’s interests were represented by a team comprised of Rudin Management Company’s Tom Keating, along with Cushman & Wakefield’s John Cefaly, Lou D’Avanzo, Ron Lo Russo, Heather Thomas and Paige Engeldrum.

The property at 3 Times Square — also known as the Thomson Reuters Building — was built in 2001 by the Rudin family, who have been invested in upgrading the property throughout the last couple of years. Architectural firm FXCollaborative was brought in to redesign the building’s lobby and handle the integration of other improvements, such as the touchless entry system; a new elevator system; and an amenity space on the 16th floor with a dining area and a coffee bar, as well as a conference and event center.

“Our primary intent in our redevelopment of 3 Times Square was to create a modern and welcoming environment that will best serve the needs of forward-looking companies powered by talented and collaborative workforces. Anchin is exactly the sort of firm we had in mind,” said Michael Rudin, executive vice president of Rudin.

Following its owner’s investments, the new and improved tower received a WiredScore Platinum certification in recognition of its best-in-class connectivity, as well as a SmartScore Gold certification that highlights it as a leading smart building. When renovation work is finalized, the property will also feature one of the largest state-of-the-art electronic billboards in Times Square.
