Telecommunications giant AT&T has signed a long-term lease for a five-story office building in Chantilly, Va. The 111,000-square-foot space at 4807 Stonecroft Blvd. will consolidate several of AT&T’s facilities in northern Virginia. The company’s expected move-in date is set for 2025.
AT&T has occupied a regional office in Oakton, Va., since 1981, but occupancy has declined in recent years. The Oakton site is slated for redevelopment by the Carlyle Group and EYA.
The new location in Chantilly’s Westfields International Center is situated in Fairfax County’s Route 28 South submarket, which is known for its strong office market due to high government and contractor demand. It also provides AT&T with convenient access to major roadways, including State Route 28, U.S. Route 50, Interstate 66 and the Dulles Toll Road.
Menlo Equities, the building’s owner, acquired the property in 2021 as part of a two-building portfolio sale that also included the 139,000-square-foot Meadow Point. The transaction totaled $40 million.
Originally constructed in 2008, 4807 Stonecroft Blvd’s. on-site amenities include a fitness center and conference center.
“AT&T’s decision to lease the entire building reaffirms the strength of the property’s offerings and its strategic location, and we look forward to their long-term occupancy in the building,” said Max Sanford, a partner at Menlo Equities.
Negotiations on behalf of the owner were conducted by Jeff Roman and Malcolm Schweiker of Washington, D.C.-based Stream Realty Partner, while a Cushman & Wakefield team represented the telecommunications company.
