New Investment in Route 28 South Office Market
Braintree-based developer Campanelli recently announced the purchase of 100 Technology Center Drive in Stoughton, Mass. The full-service commercial real estate developer sees great potential in the office building, conveniently located in the Route 28 South market.
Currently, there are 185,000 square feet available for lease in the six-story building, marketed by an NGKF team. Floor plates range from 32,000 to 36,000 rentable square feet and can accommodate both large and small businesses.
Campanelli expressed great confidence in the success of its new portfolio addition. The asset should attract tenants in no time, due to its location just 17 miles south of the Boston office market, easily accessible from the I-93, I-95 and I-495. The building also offers competitive rental rates to office buildings located west and north of Boston, according to the company.
Revitalize to Universal Appeal
100 TECH has a history of corporate headquarters suitability – it was built in 1988 to serve as the world headquarters of Reebok. Campanelli plans to reposition the building as a best-in-class asset and invest in a rebranding project to match the upcoming transformation.
Renovation plans include:
- upgraded infrastructure and common areas
- redesigned main entrance with new lobby finishes and a new Café concept
- addition of conference space adjacent to the Café, suitable for large group meetings
- fully renovated fitness center
- exterior improvement plans list patio seating with free Wi-Fi, fire pit, grilling station and a multi-sport court
The project somewhat resembles Campanelli’s latest success – Heritage Point at 108 Myrtle Street in Quincy, Mass. After a substantial renovation carried out from 2014 through 2016, the North Quincy building is now the most desirable office property south of Boston.
