Chicago-based real estate investment management firm Capri EGM has announced it has completed the acquisition of Comcast Corp.’s build-to-suit office spaces in Denver and the surrounding area.
The five-story INOVA I Class A office building is located at 7250 South Havana Street in Southeast Denver’s largest employment center near Interstate 25, the city’s most heavily traveled freeway–the route connects Colorado Springs, Denver and Fort Collins. The 211,675-square-foot metro Denver office building will serve as the national headquarters for Comcast’s Business Services group, which will house over 1,400 people, in addition to the roughly 6,000 people that Comcast already employs in the Southeast Denver area.
The property was selected by Comcast for its best-in-class highly flexible and efficient design, as well as its connectivity to the mass transit light rail system, new infrastructure, attractive workforce, and strategic location. The long-term net lease provides for future expansion options for Comcast’s fastest growing division and includes contractual annual increases.
Capri Co-Chairman and CEO Shelby Pruett stated that “this build-to-suit structure and acquisition of Comcast’s Business Services group headquarters highlights Capri EGM’s track record of success as an attractive and reliable source of long-term capital for developers and high credit companies. Coupled with the long-term lease and the financial strength of Comcast Corporation, we believe that this build-to-suit acquisition will be an attractive and a solid addition to the Capri EGM portfolio.”
