Convene — a leading designer and operator of premium meeting, event and flexible workspace solutions — is expanding its presence in Midtown Manhattan. The company has signed a lease for an additional 22,500 square feet of space at 360 Madison Ave., where it already operates a successful venue.
This strategic expansion will grow Convene’s footprint at the location to a substantial 68,000 square feet, encompassing the fourth, fifth and sixth floors of the building. The expanded space is slated to open by the fourth quarter of 2024 to provide Convene with additional resources to serve its growing client base.
Rocco Laginestra of CBRE represented Convene in securing the lease.
Originally, the space at 360 Madison Ave. was leased by etc.venues, a London-based company specializing in meeting and event venues that secured the 45,000-square-foot space in May 2019. Then, in February 2023, Convene acquired etc.venues, bringing the entire operation under its umbrella. While the space currently operates under the etc.venues brand, Convene plans to rebrand it under its own name in early 2025.
The expansion marks a significant milestone for Convene by reflecting a 50% year-over-year surge in demand for its services in Midtown Manhattan.
“With meeting and event spaces emerging as a core tenant of modern workplace strategies, the opportunity for contiguous expansion at this location allows Convene to thoughtfully grow our footprint in New York City while allowing us to serve our clients and their ongoing needs,” said Brian Holland, head of real estate at Convene.
The additional space in the 25-story building will feature five new meeting rooms and two gallery spaces across the sixth floor, alongside white box space and dedicated areas for event branding. Additionally, the fourth and fifth floors will be transformed into a fully branded Convene venue, which is scheduled to launch in early 2025. With this expansion, the workspace operator’s 360 Madison Ave. location will boast a capacity exceeding 950 guests.
Designed by COOKFOX Architects and completed in 2017, 360 Madison Ave.’s current tenant roster includes Avenue Law Firm on the ninth floor and Aareal Capital Corporation, which signed a lease for 14,683 square feet in February 2019. Owned by Stawski Partners, the 360,000-square-foot property still has 54,000 square feet of space available for lease.
