Beverly Hills-based film and TV production company Fifth Season has penned a lease deal for 65,000 square feet of office space in West Los Angeles. Formerly operating under the name of Endeavor Content, the company will be the first tenant in the 550,000-square-foot Lumen campus in Sawtelle, Calif. The property is owned by McCarthy Cook and was built to attract LA’s tech and entertainment firms.
Located at 11355 W. Olympic Blvd., the campus features a one-acre amenity with what its owner boasts is the largest private rooftop event venue in west LA with a guest capacity of more than 2,200 people. The deck also includes a 250-person, indoor/outdoor conference center; a set of smaller, cabana-style meeting rooms; a restaurant; a beer and wine bungalow; a coffee bungalow; and an exhibition kitchen with a pizza oven.
However, the list of amenities doesn’t stop there as McCarthy banked on the social aspect that those coming into work might crave. Specifically, the building features a restaurant, an 80-person screening room in the penthouse space and a 5,000-square-foot gym. Tenants will also have access to a private shuttle service to and from nearby subway stations.
Plus, additional networking or socializing opportunities are also readily available due to the campus’ proximity to more than two dozen restaurants, pubs and bars spread around Sawtelle’s Japantown district. Other significant neighboring structures include the Getty Museum to the north and SoFi Stadium to the south.
Granted, a level of reluctance from employees with regards to a return to the office has led to some difficulties in the Los Angeles office market, especially in downtown, where some building owners have been struggling with foreclosure and defaults. Even so, the Lumen campus seems to be the beneficiary of the now ubiquitous flight to quality across major U.S. office markets — a fact that is reflected in the property and surrounding area’s average asking prices. To that end, rents around the Lumen average about $52.30 per square foot, which is significantly higher than the $42.25 per square feet price for the greater Los Angeles area.
