New York City-based real estate development group JDS Development recently announced its new partnership with German luxury and commercial vehicle automotive brand Mercedes-Benz. The arrangement lends the German brand name to JDS’s 67-story, mixed-use tower in Brickell, Miami.
Located at 1 Southside Park, the project has been rebranded as Mercedes-Benz Places and promises an innovative merger of modern living spaces with innovative mobility concepts. The project calls for 200,000 square feet of premium Miami office space, in addition to a hotel and a residential component.
JDS acquired the site for $23 million in 2020 and initially planned to develop a high-rise with up to 1,000 residences. The development has since been amended to include a 174-key hotel — managed by Miami-based Starwood Capital Group’s SH Hotels & Resorts — and more than 790 residences that will feature design elements and have access to amenities contributed by the Mercedes-Benz team.
Notably, the developer has committed to replacing the adjacent fire station, as well as renovating the neighboring Southside Park. This community-oriented part of the project will be done in cooperation with the Field Operations team, which was also involved in Miami’s Underline urban park space and New York City’s Highline park.
Foundation work is currently underway and initial occupancy is planned to start in 2027. Totaling more than 2.5 million square feet, Mercedes-Benz Places in Miami is reportedly one of the largest projects currently under construction in the Sunshine State.

The cool aspect represents very much the tradition of geometric German long-live design originated in the Bauhaus. This crucial part of our brand was the inspiration for the architecture of this extraordinary new Mercedes-Benz Places landmark in Miami.”
Amenities at the building will include more than 130,000 square feet of amenities and hospitality space; health and fitness facilities; retail outlets; and on-site parking. The development’s innovative mobility solutions also include space for electric vehicle charging stations, a car fleet for occupants, and valet parking, in addition to bicycle and scooter sharing.
