The Victory Park mixed-use development in downtown Dallas is adding big dining and fitness names to its growing list of tenants.
Mesero will open a flagship restaurant in early 2018, joining a curated collection of best-in-class local hospitality brands. Local Mexican food entrepreneur and Mesero concept designer Mico Rodriguez stated he is excited to bring the brand to Victory Park and contribute to the local flavor and that Mesero is sure to be a neighborhood favorite.
Another popular name to join the Victory Park district is Orangetheory® Fitness – its ‘scientifically backed group personal training workouts’ will begin when the studio opens, later this year.
Both tenants will be located in the new mixed-use building that is still under construction at 2370 Victory Ave., dubbed The 23. This amenity-driven apartment building will include 23 residential floors with 285 apartments; 20,000 square feet of ground-floor retail; and the eight-screen, 700-seat Cinépolis Luxury Cinemas–Victory Park. The building topped out earlier this month.

Victory Park Office Projects
Victory Park’s rich array of amenities also cater to the office developments in the district—the 75-acre mixed-use development in downtown Dallas includes more than 220,000 square feet of retail, restaurant and entertainment space and 621,000 square feet of Class A Dallas office space.
One Victory Park is a 20-story, 436,000-square-foot Class A office tower located at 2323 Victory Ave. The building was completed in 2007, is LEED Silver-certified and comes with an adjacent multi-level parking structure that offers a parking ratio of 3/1,000 square feet. Tenants include Haynes & Boone, Ernst & Young, PlainsCapital Bank and HFF. Leasing is handled by Cushman & Wakefield.
Victory Plaza is a two-building office complex that totals 185,000 square feet, including retail. The Class A five-story structures at 3030 and 3090 Olive Street were completed in 2006 and offer subterranean parking at a 1/1,000-square-foot ratio. Tenants include TM Advertising, Hillwood Development, Cumulus Media Inc. and Carson Private Capital. Leasing at Victory Plaza is handled by CBRE.
The third Victory Park office component will be a 12-story brick-and-steel building at 2601 Victory Ave. Encompassing 350,000 square feet of office and ground-floor retail space, the property is part of an 8.4-acre urban office campus with up to 2 million square feet of density rights. Developed by Hillwood Urban, the building is currently in the design and pre-leasing stages.
