No-Fault Group Expands HQ at New Coral Gables Location

The No-Fault Group — an attorney referral service that specializes in connecting victims of various slip and fall; workplace; and boating accidents with attorneys and medical providers — is expanding its presence in Florida with a move to a new headquarters in Coral Gables. The company signed a 21,806-square-foot lease at 2990 Ponce that will enable it to relocate from its current offices in Doral, Fla. The move also marks a significant expansion of its footprint as the firm will nearly double the size of its headquarters.

The lease agreement, negotiated by Colliers’ Stephen Rutchik and Kevin Gonzalez on behalf of both The No-Fault Group and landlord Gilderson Real Estate, covers a term exceeding five years. Asking rents for the space are $65 per square foot. The No-Fault Group will occupy the entire top floor of the building and plans to relocate by the end of 2025.

“With this strategic move, the provider is well-positioned to expand their operations nationally with the added benefit of prominent building-top signage to enhance their brand visibility further,” Rutchik said.

The space leased by No-Fault “offers abundant natural light and a first-class build-out that focuses on enhancing company culture and supporting employee wellness,” Rutchik added.

Eduardo Gildenson, president of Gildenson Real Estate highlighted the property’s alignment: “With the current market’s demands, [it offers] what today’s tenants are actively seeking in order to attain and retain the best talent.”

The property at 2990 Ponce is situated five blocks south of Coral Way and offers a prime location in the vibrant Coral Gables business district. The building is owned by BEA Equities, which paid $24.7 million in March 2022 to TA Realty. The six-story building was originally completed in 2012 and offers approximately 60,000 square feet of leasable space. It also boasts desirable amenities, such as private balconies; a 6,000-square-foot rooftop terrace; and ground-floor retail. The building currently enjoys an 87% occupancy rate with 8,000 square feet of available space.

Other notable relocations in Coral Gables include UBS, which signed a 33,180-square-foot lease at 4225 Ponce — an eight-story office development currently under construction.

This move will relocate UBS from its current location at 550 Biltmore Way, which is approximately 1.5 miles north of 4225 Ponce.
