RectorSeal — a global manufacturer and distributor of quality HVAC/R and plumbing products — is part of a growing list of companies moving its operations from the Los Angeles basin to the Tejon Ranch Commerce Center (TRCC). The company is set to take up half of the 480,000-square-foot industrial space at 5205 S. Wheeler Ridge Road in Arvin, Calif., a property owned by a partnership of Tejon Ranch Co. and Majestic Realty since 2017.
Mike McCrary, Mac Hewett, Brent Weirick, and Peter McWilliams of JLL brokered the deal on behalf of the landlord with Voit Real Estate Services’ Walt Chenoweth and Sean Sullivan representing the tenant.

TRCC is spread across a 1.45-acre site — a massive, four-building development that, upon completion, will total more than 2.5 million square feet of industrial space. The project’s location near the junction of I-5 and Highway 99 is ideal for companies seeking warehousing and manufacturing solutions north of the Los Angeles basin. Already, the likes of IKEA, Camping World, Caterpillar Inc., Dollar General, Famous Footwear and L’Oréal have chosen TRCC as the location for their distribution centers.
