Multinational construction company Skanska announced that the first tenant has signed on at 99M, its Capitol Waterfront office development in Washington D.C.
Local non-profit PYXERA Global will lease roughly 17,000 square feet on the fourth floor of the Class A, 230,835-square-foot building that is still under construction at 99 M Street SE.
The 11-story office building is designed to meet LEED Gold standards and integrates innovative techniques for limiting its impact on the natural environment, such as the use of building materials and systems that reduce heat absorption, reduced water and energy usage, and an extensive green roof which allows for filtration and storage of storm water. On-site amenities include a tenant-only, state-of-the-art fitness facility, secure bicycle storage and four levels of underground parking.
The property is set to include roughly 11,000 square feet of retail and restaurant space on the ground floor, for which two tenants have already been announced – CIRCA and Open Road restaurants of Metropolitan Hospitality Group (MHG).

PYXERA plans to move into the building in June 2018.
