The Spiral — a 2.8-million-square-foot office skyscraper located at 66 Hudson Blvd. in Manhattan — has officially opened. Developed by Tishman Speyer, this 66-story tower stands at a height of 1,031 feet (314 meters), making it the first supertall skyscraper and commercial high-rise architecture project in New York City by Bjarke Ingels Group (BIG). The project team included Turner Construction, Adamson Associates and structural engineer WSP Cantor Seinuk.
One of the standout features of The Spiral is its unique “ziggurat silhouette” and series of stepped terraces. These terraces connect the indoor workspaces to the exterior terraces on each floor to create a seamless transition between the indoors and outdoors. As you ascend the tower, the terraces gradually cut into the building’s floor plates, thereby reducing its overall volume toward the top. Because of this unique design by Danish architect BIG, no two terraces are in the same place, and none is overlooked by any other.
Meanwhile, the amenities at The Spiral are equally impressive. For instance, the Zo Clubhouse is a private event space that offers stunning views of the city, while The Studio is a versatile space that can be used for both events and work. Additionally, electric car owners have dedicated parking spaces equipped with charging stations, while cyclists can utilize the dedicated bicycle room, which includes private showers and changing rooms. The lobby design also reflects the careful consideration given to the building’s construction, and its cladding showcases the innovative use of seven different metals, which pays homage to the industrial heritage of the surrounding Hudson Yards neighborhood.
During the development stages, Tishman Speyer successfully attracted several new tenants: In 2018, Pfizer signed a 20-year lease agreement for 800,000 square feet, followed by AllianceBernstein committing to leasing 189,000 square feet. Likewise, Turner Construction and HSBC are also set to relocate their headquarters to The Spiral with Turner Construction leasing 75,000 square feet and HSBC occupying 265,000 square feet.
Notably, The Spiral received recognition for its outstanding achievement, winning the “Best Tall Building 300-399 Meters” award at the 2023 Council on Tall Buildings and Urban Habitat Awards. The team behind The Spiral is also actively pursuing LEED Silver certification for the building.
