Trio Manufacturing, a company specializing in aircraft engineering and manufacturing for both commercial and military sectors, is significantly expanding its operations in the South Bay. The company is relocating its headquarters and manufacturing plant from El Segundo, Calif., to a 123,200-square-foot industrial facility located at 17006 S. Figueroa St. within the Harbor Gateway area near Gardena and Carson, Calif.
This move represents a tripling of Trio’s plant size. The 10.5-year lease, valued at nearly $20 million, was secured from Los Angeles-based Cypress Land Company. Klabin Company served as the broker for both parties with Courtney Bell representing Cypress Land and Matt Stringfellow, Max Farkas and Zach Middleton representing Trio Manufacturing.
Situated on five acres east of the 110 Freeway and north of the 91 Freeway, as well as near the Harbor Gateway Transit Center, the light industrial building features 3,200 square feet of office space and recently underwent a $500,000 renovation. Improvements include new landscaping, paint, iron fencing, gates and windows. Klabin Company reports that Trio Manufacturing anticipates relocating from its current, 40,100-square-foot facility at 601 Lairport St. in El Segundo, Calif., to its new headquarters and plant in Carson, Calif., this summer.
“This transaction is a significant addition to the LA-South Bay aerospace industrial market user base for a number of reasons,” Bell said. “In a market where 100,000-square-foot-plus distribution buildings are a dime a dozen, this facility is a throwback to the days when the South Bay was synonymous with high-skilled manufacturing.”
While the industrial market in South Bay has experienced some instability since early 2023, demand for space has remained relatively strong. Notably, just a year prior, CedarPoint Properties (headquartered in Illinois) acquired a four-building portfolio in Compton, Calif., for nearly $200 million. Furthermore, late last year, Total Safety U.S. expanded its operations by doubling its footprint after securing a 52,000-square-foot industrial lease in Harbor City, Calif. — a significant increase from its previous location in Rancho Dominguez, Calif.
