The Writers Guild of America East (WGAE) decided to renew its 16,749-square-foot lease at the Jack Resnick & Sons-owned 250 Hudson St. for an additional 16 years. The 70-year-old labor union will maintain its presence on the seventh floor of building, which has been its headquarters since 2010.
Adam Rappaport and Brett Greenberg represented the landlord in-house, while Cushman and Wakefield’s David Hoffman and Sam Hoffman negotiated on behalf of the tenant.
Following this latest deal, 250 Hudson St. is 100% leased, with a tenant roster that includes the likes of public relations firm Edelman, TMRW Life Sciences, Walmart and Lieff Cabraser Heinmann & Bernstein.
WGAE’s decision was made following extensive research of other office spaces in Hudson Square, the Financial District, and Midtown West. However, their strong relationship with Jack Resnick & Sons and the favorable renewal terms made staying at 250 Hudson the most attractive option.
This outcome aligns perfectly with owner’s vision for the 394,424-square-foot property from as far back as 2008. At the time, the firm completed a $40 million renovation of 250 Hudson, aiming to revitalize the neighborhood as a creative office hub.
“Fifteen years ago, we saw the potential for Hudson Square to become a hub for New York’s most innovative and creative companies,” Resnick said in a statement. “The Writers Guild of America East was among the first of those tenants to sign on at 250 Hudson.”
Their gamble paid off. Located in the heart of Hudson Square’s vibrant hub for leading technology, science, and media companies, 250 Hudson St. is one of two former printing and manufacturing buildings redeveloped by Resnick in the area. The 14-story building – which also includes roughly 13,000 square feet of retail space – boasts a limestone and marble lobby, high ceilings, polished terrazzo floors, and an award-winning landscaped rooftop with stunning views.
