J&S Fish Camp

N.AJ & S Fish Camp is an All Age Community that offers 45 Rental Units and is located in Okeechobee, Florida. The waterfront Community is comprised of (40) Sites, (5) Cabins, and a Cafe’/Lounge, known as ‘The Gator Hole Tavern’. The Park was originally built in 1920 and 1970 and sits on approximately 5.4 acres. The Community is master metered for Electric with submeters installed for a Bill Back program for Monthly, Seasonal, and Annual tenants. Some long-term tenants are Direct Billed. Electric is included with rent for Daily/Weekly guests. The Sites offer 100 AMP electrical service to Pedestal Units. Water, Sewer, and Trash are included with rent and paid by owner. The Park is on a Well Water and Septic System. The Unit Mix for the Cabins includes; (1) 2 Bedroom/1 Bath with Kitchen, (3) 1 Bedroom/1 Bath with Kitchen, and (1) 1 Bedroom/1 Bath without a Kitchen. The Gator Hole (approximately 1,500 sq ft) is a destination tavern and the oldest cantina in Okeechobee (103 years). The Gator Hole has a Tiki Bar and covered patio and is currently operating under a Lease Agreement. J & S offers Boat Slips (with Water and Electric) with access to Lake Okeechobee through a Waterway Lock System. There are no Park Owned Homes and there are currently no Homes under Contract for Sale. The Community has a Laundry Facility with 2 Washers/2 Dryers and the equipment is owned. The most recent Rent Raise occurred in June 2022 (Interior Sites $500 and Waterfront Sites $600). Recent Capital Improvements include un upgraded Septic and Drain Field System (approximately $100K) and a new Well (approximately $20K). Park amenities include a Boat Launch, Boat Slips, Restrooms/Showers, and access to Lake Okeechobee.
