Building features include a 38'-2" approximate clear structural height along the loading dock wall, 50'-0" x 50'-0" bay spacing with a 60'-0" deep staging bay, and a 7" thick concrete floor slab, reinforced with welded steel mats. The floor is treated with SpecHard siliconate sealer / densifier and E-Cure curing compound. The building contains twenty-one (21) 9'-0" x 10'-0" vertical lift dock doors with vision kits by Haas Door or equal with 35,000 LB capacity mechanical levelers with bumpers by Rite-Hite or equal and one (1) 12'-0" x 14'-0" vertical lift drive-in door by Haas Door or equal and a reinforced concrete ramp. The building contains numerous 3'-0" high x 6'-0" wide clerestory windows, which bring natural light into the building. There is on-site parking for approximately one hundred sixty-six (166) vehicles with future parking for up to seventy-six (76) additional spaces and on-site trailer storage for approximately forty-one (41) trailers with 8' wide concrete dolly pad. The warehouse heating/ventilation system consists of energy efficient, roof mounted Cambridge direct-fire units. The electrical service is a minimum 800 amp, 480/277 volt, 3-phase service, expandable to 4,000 amps. The warehouse lighting consists of energy efficient LED fixtures. Fire protection is via an Early Suppression Fast Response (ESFR) wet sprinkler system.
