The gross building area of ±142,952 square feet includes a ±40,000 square feet of data center space with raised floors, a ±102,952 square feet of two story office/mechanical wing with 24 Mega Watts of power, three cooling towers and six emergency generators. The project consists of excellent quality construction. Formerly leased by AT&T, the building sits on 13.728-acre parcel in the Riverwood Corporate Center which has convenient access to Interstate 94 and thus the entire Milwaukee metro.
Building construction consists of precast concrete columns and beams with hollow core plank elevated floor slabs and a corrugated metal roof deck supported on steel framing. Exterior sidewalls are clad with precast concrete panels with an exposed aggregate finish. Roofing consists of a ballasted single-ply EPDM membrane system. Base building power is fed from a 24.9 kV service stepped down to 480/277 volts Emergency power is provided by a total of six diesel fired emergency generators fed from a 10,000 gallon fuel tank. The building is sprinklered with a supervised double deluge dry pipe sprinkler system in the data center and loading dock area. Central air conditioning is provided by an under floor VAV system fed from 5 built-up air handler units with chilled water coils. Chilled water for the system is generated by 4 centrifugal chillers and heat rejection is provided by four exterior cooling towers.
